Can you hold a place before I apply?
To comply with all Fair Housing Laws properties are rented to the first qualified applicant. Once an applicant is approved the security/holding deposit must be received within 24 hours or we will need to move to the next applicant. Most properties are available for immediate move-in unless otherwise specified in advertising. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We do not collect the first and last month's rent. The security deposit amount required is listed on the property listing, is due upon approval and is not used for rent payment. The first month rent will be collected on move-in date. -
How old do you have to be to apply?
All applicants 18 years of age or older must submit an application -
Is the deposit refundable?
Rental property should be returned in the same or better condition when vacating. Security deposit can then be refunded. If there are outstanding monies owed or damages to the property that can be deducted from the security deposit. The security deposit is not last month's rent. -
You have a property I want to rent. How do I apply?
Go to our website and locate the desired property. You will see a button that says Apply Now that will take you directly to the application. We only accept applications submitted through our website. -
How do I pay rent?
We provide several option of online rent payment options via ACH (echeck with bank account information), debit card, or credit card. If none of these options work for you, we may be able to offer another solution for an additional fee. -
I want to get a pet. What do I do?
We provide a resource sdrentpros.petscreening.com for any and all pets to be considered. All properties have different pet policies and additional deposits and fees may apply. -
I want to move out, but my roommate wants to stay. What do I do?
We can provide roommate changes for an additional processing fee. To change a roommate, the new roommate must submit an application and be approved by meeting all resident rental criteria before moving in. If you do not have a roommate to replace the roommate leaving, the resident staying may apply if they believe they will qualify on their own for the unit. -
My lease expiration is coming and I want to move out. What do I do?
Most leases have language explaining move out / end of lease expectations. Most leases require a 30 Day written notice submitted to management prior to lease end. Lease termination date is not a set move-out date until 30 day notice is received. -
Who is responsible for paying for repairs & maintenance requests?
Renting a property does mean that the ultimate decision to do repairs is up to the property owner. Residents can submit a service request and the request will be evaluated with the property owner to determine need. General use maintenance such as light bulbs, filters, etc. are tenant responsibility to maintain during tenancy and at move-out.
